Flat roof survey in Linchmere, Surrey
A careful look at the flat roof at your property in Linchmere, and put it all in a written report with photos.
- Leaks around rooflights
- Blisters and bubbles in the covering
- Cracked or split membrane
What we can’t see
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- A structural engineer’s assessment of the deck
- A promise that the roof will not leak in future
- Testing older roof sheets for asbestos

About our flat roof survey in Linchmere
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a photo-illustrated written report and our recommendations. Common reasons to book are outlets choked with leaves and silt and a sagging deck under the covering, across mastic asphalt, single-ply membranes and felt flat roofs.
In a small place like Linchmere, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. If you have questions on the day, just ask. For a village or hamlet like Linchmere, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Check we can get to the back of the property
- Jot down any questions you want answered
- Move anything stored under the loft hatch

Flat roofs in Linchmere
In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
For landlords with property near Liphook station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near The Parish Church of St Peter, the flat roofs on later extensions tend to wear out long before the main roof.

Linchmere: your questions answered
Will you come out to Linchmere?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do you carry out roof surveys in Linchmere?
Yes, Linchmere is within the area we cover. We survey roofs across London and the South East. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Tell us about it when booking and we’ll explain what’s needed.
Is ponding on a flat roof a problem?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
Do you need to get into the loft?
Usually, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
Does the report include photos?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
Signs you need a flat roof survey in Linchmere
Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.
A survey can pick up problems like:
- Failed upstands where the roof meets a wall
- Splits, cracks and crazing
- Outlets choked with leaves and silt
- Pools of water lying on the roof
If you look after a building like Woolmer Hill School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Questions to ask before booking
- What exactly goes into their report
- How long they’ve been surveying roofs
- Their insurance cover
- Whether the roof space is looked at, where there is one
What affects the cost of flat roof surveys

Helping us price your survey
When you call or email, these details help:
- Where water is showing inside, if it is
- The type of building and roof, such as pitched or flat
- Whether there’s a loft hatch, a shared roof or tricky access
- Pictures from the garden or a window, if you have them
Booking is simple: just ring 07833 053749 or drop us an email and give us a few details about the property and we will suggest the right survey. We confirm the price before anything is booked.
Different roofs, different checks
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
EPDM rubber
EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
