About our flat roof survey in Shottermill

Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with photographs of each. You then have something specific to put to the seller or agent. We survey GRP fibreglass, mastic asphalt and felt flat roofs, and common reasons people get in touch are standing water left after rain and splits, cracks and crazing.

In smaller places like Shottermill, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let lots of water into the room below. What it’s covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An exact number of years the roof has left
  • Parts of the roof that aren’t safe to walk on or view
  • What’s under the membrane without opening it up

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Upstands and outlets
  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes an hour or two for a house, and longer for a large or complex roof. In a smaller place like Shottermill, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it is shared

Advice

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Have the roof looked at again after a severe storm
  • Note the date and type of any roof work
  • Ask contractors to protect the roof if they work on it
  • Treat rooflights and old sheeting as fragile

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Shottermill: your questions answered

Do you look at commercial flat roofs near Shottermill, like hotels?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Is Shottermill within the area you cover?

Yes. Shottermill is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

How do I book a survey in Shottermill?

The quickest way is to call 07833 053749 or drop us an email. Give us the address and some details about the roof. We survey on weekdays and at weekends.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What happens after the survey?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

How long is the visit?

It typically takes an hour or two for a house, though large, tall or awkward roofs take more time. The report follows by email.

Landlord and commercial surveys in Shottermill

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the flat roof, with photographs, which helps you plan work between tenancies.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

What happens if roof problems are left?

Most flat roofs are out of sight, so they’re easy to forget. Owners frequently learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Around Shottermill, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Packages from £150, with VAT included

Do you need a flat roof survey in Shottermill?

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

People usually book a survey when they’ve noticed one of these:

  • Loose or cracked edge trims
  • Upstands pulling away from walls
  • Splits and cracks in the covering
  • Blistering in felt or asphalt

If you own a rental within reach of Haslemere station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What to expect from a roof survey

What a flat roof survey looks like in Shottermill

Shottermill has a number of hotels within about a mile and a half. If you look after one, a leak through a flat roof can put a room out of use. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

For site and facilities teams at buildings such as Camelsdale Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you live in an older home near St. Stephen's Church, the flat roofs on later extensions tend to wear out long before the main roof.
