Bramshott: your questions answered

Is Bramshott within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you cover Bramshott?

Yes. Our area covers London and the South East, and Bramshott is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

How much does a flat roof survey cost in Bramshott?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Can you tell me how long my flat roof will last?

There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Will you walk on the flat roof?

We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

How a flat roof survey works in Bramshott

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey upstands and outlets, EPDM rubber and single-ply membranes, and people most frequently book us about failed upstands where the roof meets a wall and loose or cracked edge trims.

Somewhere as small as Bramshott, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

Roof by roof

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Tips that help

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Plan a survey before the covering reaches the end of its usual life
  • Limit foot traffic on the covering
  • Make sure new fixings through the roof are properly sealed
  • Check ceilings under the roof for damp patches

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours for most houses, though large, tall or awkward roofs take more time. Older roofs in small places like Bramshott can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • A promise that the roof won’t leak in future
  • Testing older roof sheets for asbestos
  • What’s under the membrane without opening it up

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets

Flat and commercial roofs around Bramshott

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take an older house close to Church of St Mary: the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Liphook station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Liphook Infant School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Prices for flat roof surveys in Bramshott

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Height and safe access
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What we need to know

A little information up front helps. It helps to include:

  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, such as an exchange date

Flat roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or drop us an email to find out.
