About our chimney survey in Bramshott
On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photos and what we recommend. We survey chimney breasts, shared and party-wall stacks and chimney pots and cowls, and the problems we are asked to look at most are damp on a chimney breast inside and loose, cracked or missing pots.
In a village or hamlet like Bramshott, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report records the chimney stack as we found it on the day. It is useful straight away, and a good reference for later.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
What we do, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours for most homes, a little longer where there are several stacks. In a small place like Bramshott, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.
How to prepare
- Make a note of anything you’d like us to look at
- If it is not your property yet, arrange access through the agent
- Gather any invoices or paperwork from past roof work

Bramshott questions
Is my home in Bramshott listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can a landlord with a rental near Liphook station book a roof survey?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Do you climb onto every roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Should a redundant chimney be removed?
There’s no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.
Can you find out why my chimney breast is damp?
Typically it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
How much is a survey?
Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

What affects the cost of chimney surveys
Several things affect the price of a survey:
- Extensions, dormers and garages with roofs of their own
- The height of the building and how the roof can be seen safely
- Commercial roofs and larger buildings
- Whether you choose the Basic, Standard or Premium Survey
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
What we need to know
What helps most when you contact us:
- Your timetable, such as an exchange date
- How the loft is reached, if there is one
- Where the property is, with the postcode
- Any marks or damp showing indoors
To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You will know the price before anything is booked.
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Flue inspections or sweeping
- Hidden damage within the stack
- A structural engineer’s assessment

Roofs, chimneys and gutters in Bramshott
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Anyone responsible for a site like Liphook Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

When to book a survey in Bramshott
Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.
We’re frequently asked to look at:
- Damp on a chimney breast inside
- Unused flues sealed without airflow
- Worn or missing pointing
- Spalled or crumbling bricks
If you own a rental within reach of Liphook station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before booking
- Will the report include photos?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether VAT is in the quoted price
- Whether the roof space is looked at, where there is one
