Independent gutter surveys in Woolmer Hill

Gutter surveys for homes and businesses in Woolmer Hill

A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed gutters full of debris and silt and water spilling over the gutter edge, we can find out what’s behind it.

In a village or hamlet like Woolmer Hill, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why act early in Woolmer Hill

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. Outbuildings and barns around Woolmer Hill are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Check the loft with care after heavy rain
  • Note any damp stains below the gutters
  • Do not climb a ladder to look in the gutters
  • Have gutters cleared at least once a year

You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so make sure they’re included in any clearing work.

Common questions in Woolmer Hill

Do you survey roofs for landlords with property near Haslemere station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is Woolmer Hill within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we will note that in the report.

Will you go up on the roof?

Only if it’s safe. We inspect what can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

What do I do with the report?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Gutter surveys in Woolmer Hill: local notes

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Landlords with a home close to Haslemere station may find that a dated record of the roof is useful when planning maintenance across a let. If you look after a building like Camelsdale Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to St Paul: its chimney, valleys and lead work are likely to be the parts that need attention first.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes
  • Underground drains, which need a CCTV drain survey

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters

Different roofs, different checks

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Missing lead is something we check for too.

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Woolmer Hill, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
