Independent electronic leak detection in Liphook

Leave it or get it looked at?

Repairs in the wrong place leave the leak in place. ELD shows the actual breach points. Arranging work in a smaller place like Liphook is easier with notice than in an emergency. A survey gives you that notice.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Electronic leak detection in Liphook

Electronic leak detection works on many flat roof membranes, on homes, blocks and commercial buildings. It helps trace a leak you already have or to test a new membrane before it’s covered. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends, depending on the weather. Just ask about your roof. We survey single-ply roofs, green roofs and roof terraces and balconies, and people most often book us about leaks through a flat roof with no obvious cause and breaches hidden under paving or planting.

Around Liphook, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

How we price electronic leak detection

Several things affect the price of a survey:

  • Chimneys, valleys, parapets and other details
  • The height of the building and how the roof can be seen safely
  • Any need for thermal images or a drone flight
  • How many separate roofs there are, like extensions, dormers and garages

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Helping us price your survey

You do not need to know any roofing terms. Just tell us:

  • Where the property is, with the postcode
  • When you need the report by
  • The reason for the survey, like buying, a leak or storm damage
  • Any photos you have, taken from ground level or a window

A quick phone call is usually the easiest start: call 07833 053749 or drop us an email. You will have a price before anything is arranged.

Local flat roofs in Liphook

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For landlords with property near Liphook station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For an older house near a landmark like St Mary's Church Centre, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Anyone responsible for a site like Bohunt School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Different roofs, different checks

Inverted and paved roofs

Inverted roofs have the insulation on top of the waterproofing, which affects testing.

Bituminous membranes

Older felt roofs frequently have seams and patches where breaches occur. Testing depends on the roof.

Questions from Liphook

Does a conservation area affect roof work in Liphook?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Liphook within the area you cover?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

What’s in the report?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.

How do I book a survey in Liphook?

Just call 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take a time that depends on the roof’s area and construction, which we set out in the quote. A visit to Liphook is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. We send a report with photos of each breach so your roofer can repair it.

Advice

What this survey cannot tell you

Before booking, it’s worth knowing what a survey will not do:

  • Leaks from plumbing or windows
  • Parts of the roof covered by fixed equipment
  • Repairing the breaches (that’s for your roofer)

If in doubt, ring 07833 053749 or email us and we will recommend the right survey before you book. What our survey covers.

What this survey covers

  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Green roofs
  • Commercial flat roofs
  • Flat roof membranes
  • Single-ply roofs

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
