Electronic Leak Detection in Binley
We carry out electronic leak detection in Binley and the rest of Hampshire. Surveys run seven days a week.
- Leaks at pipes, outlets or fixings
- Leaks through a covered membrane
- Damp inside with no sign on the roof
How electronic leak detection works in Binley
There are different ELD methods. Low-voltage testing is normally done with the surface wet and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof, and we’ll explain our choice. We’ll say if your roof does not suit either method at the outset. We’re often asked to look into water coming in under a flat roof and breaches hidden under paving or planting, on liquid-applied waterproofing, commercial flat roofs and single-ply roofs.
Older buildings in small places like Binley may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
We keep jargon out of it: if work is needed, the report says so clearly.

Honest limits
In fairness, a roof survey has limits:
- Areas we cannot reach or that can’t be tested
- Build-ups without a suitable layer below
- Carrying out the repair work

Binley questions
Does a conservation area affect roof work in Binley?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover Binley?
Yes, Binley is one of the places we work. The survey and report are the same in Binley as anywhere else, and visits run on weekdays and weekends.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Do you look in the roof space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
What’s in the report?
You get our findings in writing, part by part, with photos. The most urgent items are made clear.
How it works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It typically takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Around Binley, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We ask about the roof, its age, its membrane and where leaks appear inside.
- We check that the membrane and build-up suit electronic leak detection.
- We pick the low-voltage or high-voltage method that suits the roof.
- Testing runs across the roof to locate breaches in the membrane.
- The breaches are recorded with photographs in a report for your roofer.
Before the survey
- Let us know about parking before the day
- Show us where any leaks or stains appear
- Clear the way to the loft hatch

Advice
What a survey costs
Prices always include VAT. What changes the price is:
- House, block, shop or office
- How complicated the roof is, with its valleys, chimneys and parapets
- The height of the building and how the roof can be seen safely
- How big the roof is
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.
Getting in touch
Before you get in touch, it’s useful to have:
- Where water is showing inside, if it is
- Why you want a survey: buying, a leak, a storm or new work
- When you need the report by
- Pictures of the roof from a safe spot, if you have them

Can I check my roof myself?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Leave it or get it looked at?
ELD before paving, ballast or planting goes on is simpler. Once layers are added, finding a breach is harder. In a place like Binley, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What we are asked to look at in Binley
New membranes can have defects from installation. Testing before the roof is covered or handed over helps find them.
Typical things we are asked to look at include:
- Holes left by work on the roof
- Water coming in under a flat roof
- New membranes needing a check before handover
- Failed seams and laps
Landlords with a home close to Whitchurch (Hampshire) station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.
What to check before booking
- How long they’ve been surveying roofs
- What follow-up you get after the report
- Whether the loft space is looked at, where there is one
- Their drone registration, if they fly one
