About our chimney survey in Binley

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’ve noticed gaps where the stack meets the roof and mortar washing out of the joints, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

How we price chimney surveys

A few things affect what a survey costs:

  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • The use of thermal imaging or a drone

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

Before you get in touch, it helps to have:

  • Access details, like a loft hatch or a shared roof
  • The type of building and roof, such as pitched or flat
  • What made you get in touch
  • Any deadline, such as an exchange date

To get a price for chimney surveys in Binley, call 07833 053749 or email us. Some details about the property and the roof help us give you an accurate price.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours for most homes, a little longer where there are several stacks. In a hamlet or village like Binley, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a photo-illustrated written report and our recommendations.

Binley homes and their roofs

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Highclere Castle, about 3.8 miles north-east, is one of the historic houses in the wider area around Binley. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Whitchurch (Hampshire) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Common questions in Binley

Does a conservation area affect roof work in Binley?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Whitchurch (Hampshire) station?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

What should I do with a chimney I don’t use?

It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

What happens next?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What we look for on each type of roof

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

What a chimney survey does not cover

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Hidden damage within the stack
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

Roof types and parts we check

  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks
  • Chimney pots and cowls
  • Flaunching
  • Shared and party-wall stacks

Can I check my roof myself?

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
