Bramshaw Electronic Leak Detection
Electronic leak detection for homes and businesses in Bramshaw. More than 5,000 surveys completed across London and South East England.
- Repairs that haven’t stopped the leak
- Leaks under green or ballasted roofs
- New membranes needing a check before handover
How it works
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take more time on a big roof than a small one, and the build-up of the roof makes a difference too. For a village or hamlet like Bramshaw, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First, you tell us about the roof build-up and where water is showing.
- We check that the membrane and build-up suit electronic leak detection.
- The testing method is chosen to suit the membrane and build-up.
- We test the membrane and find where current is passing through it.
- The breaches are recorded with photographs in a report for your roofer.
Before the survey
- If you’re buying, check with the agent that we can get in
- Make a note of anything you’d like us to look at
- Tell us about parking before the day

How electronic leak detection works in Bramshaw
A leak in a flat roof often shows up a long way from where the water gets in. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly and locates the breach. It is testing only, and the repair is for your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. We survey flat roof membranes, commercial flat roofs and green roofs, and the problems we’re asked to look at most are leaks through a flat roof with no obvious cause and damage from equipment installers.
In a small place like Bramshaw, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Can I check my roof myself?
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Some conductive membranes
- Sections we can’t safely access
- Repairing the breaches (that’s for your roofer)
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.
What we look at
- Single-ply roofs
- Liquid-applied waterproofing
- Green roofs
- Roof terraces and balconies
- Commercial flat roofs
- Flat roof membranes
Your questions about electronic leak detection in Bramshaw
Is Bramshaw in the area you cover?
Yes. We survey roofs across London and the South East, and Bramshaw is part of that. Just call 07833 053749 or send us an email and let us know about the property.
Will you come out to Bramshaw?
Yes, Bramshaw is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Does the report include photos?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
How quickly is the report sent?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
Useful tips for Bramshaw property owners
Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Tips:
- Do not let outlets block
- Note where leaks show inside and when
- Share any drawings of the roof
- Limit access to the roof
If water has been getting in, insulation under the membrane may be wet. Your roofer can advise on that, and moisture readings can help.
Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.
Local flat roofs in Bramshaw
Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. With Landford Manor about 2.3 miles north, Bramshaw sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church such as Church of St Peter are often among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Leave it or get it looked at?
Patching where you think the leak is often misses it. ELD shows the actual breach points. Older and listed buildings around Bramshaw may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for your survey before you book.
