FAQs for Brook
Does a conservation area affect roof work in Brook?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is Brook in the area you cover?
Yes, Brook is one of the places we work. The survey and report are the same in Brook as anywhere else, and visits run on weekdays and weekends.
What do I do with the report?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How soon will I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Can you tell me if my roof has asbestos?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Electronic leak detection in Brook: what you get
We carry out electronic leak detection on flat roofs in Brook and across London and South East England. A visit usually takes a length of time set by the roof’s area and construction, which we set out in the quote. We quote electronic leak detection for each roof, as the method and time depend on the roof. You get a written report with photos. If you’ve noticed stains far from any visible defect and holes around roof penetrations, a survey will tell you what’s going on, on flat roof membranes, commercial flat roofs and single-ply roofs alike.
In a village or hamlet like Brook, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when booking.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What this survey can’t tell you
In fairness, there are limits to any roof survey:
- Leaks from plumbing or windows
- Roofs whose membrane or build-up is not suitable
- Repairing the breaches (that’s for your roofer)
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and does not.
What we check
- Roof terraces and balconies
- Commercial flat roofs
- Liquid-applied waterproofing
- Green roofs
- Flat roof membranes
- Single-ply roofs
Can I check my roof myself?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
What happens if roof problems are left?
Testing a new membrane before it’s covered is easier than tracing a leak later. Once layers are added, finding a breach is harder. In a small place like Brook, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

How the survey works
After the inspection, everything we found is written up as a written report with photographs, sent to you by email. On timing, most surveys take more time on a big roof than a small one, with the construction of the roof playing a part too. Somewhere like Brook needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First, you let us know about the roof build-up and where water is showing.
- We confirm whether the roof is suitable for electronic testing.
- The testing method is chosen to suit the membrane and build-up.
- Testing runs across the roof to locate breaches in the membrane.
- You get a report showing where each breach is, for your roofer to repair.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- If it is not your property yet, arrange access through the agent
- Dig out any old roof reports or invoices

Advice
What we look for on each type of roof
Inverted and paved roofs
Paving and terraces cover the membrane. Whether it can be tested depends on the build-up.
Bituminous membranes
Bituminous roofs frequently have laps and old repairs where breaches occur. Testing depends on the roof.
Common roof problems in Brook
Water travels under flat roof membranes. The leak may show some distance from where water gets in, so tracing it by eye is difficult.
Things that frequently lead to a survey include:
- Holes around roof penetrations
- Water coming in under a flat roof
- Patched roofs that still leak
- Damp inside with no sign on the roof
Landlords with a home close to Ashurst New Forest station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
Choosing a roof surveyor
- Whether they hold professional indemnity and public liability insurance
- Whether the loft is part of the inspection
- Will the report include photos?
- Whether VAT is added on top
Electronic leak detection around Brook
About 4.1 miles north lies Landford Manor, a reminder of how long the area around Brook has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
