About our electronic leak detection in East Stratton
Some flat roofs can’t be tested electronically. Certain membranes conduct electricity, and some build-ups lack the layer the test needs below the membrane. We will say if ELD won’t work on your roof before any testing. Any details you have about the membrane and build-up help us decide, like drawings or specifications. It saves a wasted visit. We survey single-ply roofs, roof terraces and balconies and green roofs, and the problems we are asked to look at most are new roofs to check before paving or planting and damp inside with no sign on the roof.
In a small place like East Stratton, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we do, step by step
Every roof is different, but as a rough guide the survey takes longer on a large roof than a small one, with the construction of the roof playing a part too. You’re welcome to ask questions while we’re there. For a village or hamlet like East Stratton, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- First, we confirm which roof areas are included.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
How to prepare
- Make a note of anything you’d like us to look at
- Let us know about parking near the property
- Gather any invoices or paperwork from past roof work
How to book
If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

What electronic leak detection does not cover
A survey is a proper look at the flat roof membrane, but it cannot do everything. Its limits include:
- The extent of water in the insulation
- Repairing the breaches (that’s for your roofer)
- Sections we cannot safely access
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before you book. What a survey covers and does not.
What this survey covers
- Commercial flat roofs
- Roof terraces and balconies
- Liquid-applied waterproofing
- Flat roof membranes
- Single-ply roofs
- Green roofs
Checking the roof from the ground
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Clear flat roof outlets regularly
- Act on new leaks promptly
- Avoid repeated repairs without finding the cause
- Make sure trades protect the waterproofing
File the report with your roof paperwork. It’s a dated record of the membrane’s condition.
Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.
What a survey costs
When we price a survey, we consider:
- Whether thermal imaging or a drone is needed
- The shape of the roof and its details
- House, block, shop or office
- The number of roofs, including extensions and garages
All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the exact price before booking.
Helping us price your survey
If you can, have these to hand when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- The reason for the survey, like buying, a leak or storm damage
- What kind of property and roof it is
- Where any leaks, stains or damp patches show inside
To book a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

What electronic leak detection looks like in East Stratton
If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
The streets around a church such as Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Micheldever station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Questions from East Stratton
Does a conservation area affect roof work in East Stratton?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you cover smaller places like East Stratton?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Is the repair part of the test?
No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.
How do I book a survey in East Stratton?
To arrange a survey, ring 07833 053749 or use the contact form and let us know the address and what you need to know. We’ll confirm the price and find a day that suits.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you look in the roof space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
