When to book a survey in East Stratton

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.

Most people get in touch when they’ve noticed one of these:

  • Areas of a flat roof that may hold water
  • Gaps in loft insulation
  • Heat escaping through the roof
  • Ceilings that feel colder in places

Take an older house close to Church of All Saints: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Choosing a roof surveyor

  • What the report includes, and whether it has photographs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether they hold professional indemnity and public liability insurance
  • What follow-up you get after the report

What a roof survey includes

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. We survey insulated roof spaces, ceilings below the roof and pitched roof slopes, and people most often book us about water that travels before it shows and cold spots on ceilings under the roof.

Some older homes in villages like East Stratton are listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. Most surveys take roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Rural addresses near East Stratton can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from ground level, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. You get a report with thermal images, photos and our recommendations.

Why it is worth a survey now in East Stratton

For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. Where a roof is exposed, as many are in small places like East Stratton, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for your survey before booking.

What you get with us

  • More than 5,000 surveys completed
  • Surveys seven days a week
  • Covered by professional indemnity and public liability insurance
  • Thermal imaging and drone inspection where they help

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep dated photos of any marks on ceilings
  • Ask us about the forecast if rain is expected
  • File the images with your roof records
  • Move stored items away from the loft hatch

After the visit, we put the thermal images, photos and moisture readings into one report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

What we look for on each type of roof

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

Your questions about thermal roof surveys in East Stratton

Do you cover East Stratton?

We do. The survey and report are the same in East Stratton as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in East Stratton?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

What happens after the survey?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Is thermal imaging included in your surveys?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

How experienced are you?

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
