On timing, most surveys take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around East Stratton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.

How a gutter survey works in East Stratton
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey valley gutters, eaves gutters and parapet and box gutters, and the problems we’re asked to look at most are gutters full of debris and silt and gutters that have fallen out of line.
Some older homes in villages like East Stratton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

What a gutter survey looks like in East Stratton
A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
For an older house near a landmark such as Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Micheldever station, a dated record of the roof is useful when planning maintenance across a let.

FAQs for East Stratton
How do I find out if my home in East Stratton is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like East Stratton?
Yes, East Stratton is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Does the season matter for a gutter survey?
There is no wrong time. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.
How long will you be on site?
A visit normally takes about 1–2 hours for a house, and more on a big or complicated roof. You’ll know roughly how long when we arrange the visit.

Useful tips for East Stratton property owners
Small things make a difference. Some pointers:
- Watch the gutters during heavy rain
- Keep climbers away from the eaves
- Note any damp stains below the gutters
- Leave gutter checks at height to someone equipped for it
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.
Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is usually after the leaves have dropped. Clear gutters can carry water away as they should.
What we cannot see
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Gutters out of sight from every safe vantage point
- Underground drains, which need a CCTV drain survey
- Asbestos testing of old gutters, downpipes or soffits
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

What we need to know
A little information up front helps. Please include:
- Your postcode, so we can check access and travel
- Whether there’s a loft hatch, a shared roof or tricky access
- What made you get in touch
- Any marks or damp showing indoors
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or email us.
Can I check my roof myself?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Why get it checked now?
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now usually keeps the fix smaller. In a small place like East Stratton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.
