Gutter survey in Micheldever Station: what you get
Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. If you’ve noticed gutters that have fallen out of line and leaking or loose downpipes, a survey will tell you what’s going on, whatever the roof.
In a small place like Micheldever Station, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Rot or damp concealed behind fascias or inside walls
- Hidden sections we cannot view safely
- The inside of buried drains

FAQs for Micheldever Station
How do I find out if my home in Micheldever Station is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Micheldever Station?
Yes, Micheldever Station is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
When does the report arrive?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
Does the season matter for a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
What do I do with the report?
The report arrives by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
What happens on the day
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours for a house, or half a day or so for a commercial building. Rural addresses near Micheldever Station can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First, you tell us what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors

How the survey changes by roof type
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Watch for green marks down the brickwork
- Get trees that overhang the gutters trimmed
- Ask for valleys and parapet gutters to be cleared too
- Book gutter clearing once a year, more often near trees
The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so make sure they’re included in any clearing work.
Leave it or get it looked at?
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. Outbuildings and barns around Micheldever Station are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Gutter surveys in Micheldever Station: local notes
Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
