Chimney survey in Micheldever Station

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photographs and recommendations. Typical surveys look at staining on walls around the chimney and eroded joints in the brickwork, on lead flashings, shared and party-wall stacks and brick chimney stacks.

In a village or hamlet like Micheldever Station, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Signs you need a chimney survey in Micheldever Station

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

Most people get in touch after spotting one of these:

  • Worn or missing pointing
  • Flaunching that has broken away
  • Flashings pulling away from the stack
  • Bricks with flaking faces

Whatever the street in Micheldever Station, a roof costs least to look after when faults are caught early.

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

What happens on the day

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes between one and two hours for most homes, a little longer where there are several stacks. In a small place like Micheldever Station, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Point out any leaks or damp patches
  • Keep pets in another room
  • Have keys ready for side gates, garages or roof access doors

Micheldever Station questions

Does a conservation area affect roof work in Micheldever Station?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Overton station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

How much does a chimney survey cost in Micheldever Station?

Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Are you insured?

We hold professional indemnity and public liability insurance.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Micheldever Station homes and their roofs

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you let a flat or house near Overton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. We check that they look secure and undamaged.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.

What a chimney survey does not cover

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Hidden sides of a shared stack
  • Whether a gas appliance or its flue is safe
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check your stacks from ground level after strong winds
  • File photos of the stacks with your home records
  • Make sure unused flues are capped with ventilation
  • Book a sweep for flues that are in use

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
