Chimney survey in Micheldever: what you get

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it is safe. With our Premium Survey, a drone inspection is included where it applies. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. We survey shared and party-wall stacks, lead flashings and chimney breasts, and common reasons people get in touch are a stack that appears to lean and eroded joints in the brickwork.

In a village or hamlet like Micheldever, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The report records the chimney stack as we found it on the day. It’s useful right away, and a good reference for later.

What we look for on each type of roof

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We check the breasts and the stack in the loft space where we can reach.

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about 1–2 hours for most homes, a little longer where there are several stacks. Somewhere like Micheldever needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Note where any stains or damp appear
  • If the roof is shared, arrange access with whoever manages the building
  • If you are buying, check with the agent that we can get in

Advice

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Questions from Micheldever

Is my home in Micheldever listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Micheldever station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you need to go on the roof to check the chimney?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.

Is Micheldever in your area?

Yes. We carry out chimney surveys in Micheldever, and the service is the same as everywhere else we work.

Can you survey a chimney stack we share with next door?

Yes. We inspect everything that’s safely in view and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

Why it’s worth a survey now in Micheldever

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. For older village homes like those around Micheldever, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your roof before booking.

Micheldever homes and their roofs

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you live in an older home near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Micheldever station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Micheldever CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Ask about consent before removing a chimney on an older property
  • Ask for ventilated caps on redundant stacks
  • Have the flue swept and checked if you use the fire
  • Glance at the stacks from the street now and then

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

What affects the price in Micheldever

All our prices include VAT. What changes the price is:

  • How big the roof is
  • Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen
  • The type of building, from a house to a block or an office

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
