Common roof problems in Micheldever Station

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.

Here are some of the things we see often:

  • Damp patches with no obvious cause
  • Leaks far from where the stain appears
  • Patches of heat loss across the roof
  • Damp around roof outlets and upstands

In and around Micheldever Station, as anywhere, a roof is easiest to deal with when its problems are found early.

What’s in a roof survey

Thermal roof survey in Micheldever Station: what you get

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. We survey pitched roof slopes, loft conversions and insulated roof spaces, and the problems we’re asked to look at most are heat escaping through the roof and ceilings that feel colder in places.

In a small place like Micheldever Station, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Micheldever Station questions

Do you cover Micheldever Station?

Yes, Micheldever Station is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you cover smaller places like Micheldever Station?

Yes, Micheldever Station is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Can a thermal camera see water?

The camera does not see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Clear results when the conditions on the day are poor
  • Hidden layers that need to be opened up to check
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Insulated roof spaces
  • Commercial roofs
  • Ceilings below the roof
  • Loft conversions
  • Pitched roof slopes
  • Flat roofs

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around Micheldever Station often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Dig out any old roof reports or invoices
  • Tell us about parking before the day
  • Have keys ready for side gates, garages or roof access doors

Related advice

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Drones, thermal imaging and Micheldever Station roofs

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
