How electronic leak detection works in Nyewood

Our ELD testing covers flat roofs in Nyewood and the rest of London and the South East. A visit usually takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Every roof is quoted on its size and build-up. You get a written report with photos. If you’ve noticed repairs that haven’t stopped the leak and leaks through a covered membrane, we can find out what’s behind it.

Flat roofs on exposed homes in small places like Nyewood take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Roof by roof

Green and ballasted roofs

ELD is easier on a new roof before it’s covered.

Liquid-applied waterproofing

What lies under a liquid coating decides if ELD will work.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes more time on a big roof than a small one, with the construction of the roof playing a part too. Somewhere as small as Nyewood, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The method depends on the membrane and what sits above and below it.
  4. The roof is tested and any breaches are located.
  5. The breaches are recorded with photos in a report for your roofer.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Let us know about parking before the day
  • Leave a clear route to the loft

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or use the contact form.

Advice

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Practical tips

Over many surveys, some simple habits stand out:

  • Keep foot traffic on flat roofs to a minimum
  • Let us know about the membrane and build-up if you know it
  • Act on new leaks promptly
  • Keep a note of leaks after rain

File the report with your roof paperwork. It shows the condition of the membrane on that date.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Electronic leak detection around Nyewood

With Uppark about 2.7 miles south-west, Nyewood sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Nyewood is about 3 miles east of Petersfield, in Hampshire. In Nyewood, as across Hampshire, every roof gets the same careful survey. We cover towns and villages across Hampshire. There’s also a page for Portsmouth.

Do you need electronic leak detection in Nyewood?

Joints and laps in a membrane can fail over time. A gap that is hard to see can let water in for months before it shows.

Problems we come across frequently include:

  • New membranes needing a check before handover
  • Leaks that return after repairs
  • Leaks showing away from the breach
  • Holes around roof penetrations

If you let a flat or house near Petersfield station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • Which limits apply to the survey
  • Whether the price includes VAT
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their track record with similar roofs

What a good roof survey covers

Questions from Nyewood

Will you come out to Nyewood?

Yes, Nyewood is on our map. Villages and rural addresses get the same survey as a town house.

Do you cover Nyewood?

We do. The survey and report are the same in Nyewood as anywhere else, and visits run on weekdays and weekends.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you use low-voltage or high-voltage testing?

The roof decides the method. We’ll explain why when we quote.

What does electronic leak detection do?

The waterproofing membrane normally stops an electrical current, so wherever there is a hole, it passes through. That lets us find breaches that are too small to see.

What’s the best way to book?

It is easiest to phone 07833 053749 or use the contact form. Give us the address and some details about the roof, and we’ll point you to the right survey. Surveys run seven days a week.
