Roof leak investigation in Nyewood

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that don’t drain. Standing water puts extra pressure on every weak point. We check the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. If you’ve noticed drips from nail tips in a cold loft and leaks that appear only in driving rain, a survey will tell you what’s going on, on lead flashings, chimney stacks and the roof space alike.

Roofs in small places like Nyewood often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

What a roof leak investigation looks like in Nyewood

Uppark, about 2.7 miles south-west, is one of the historic houses in the wider area around Nyewood. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in.

If you own a rental within reach of Petersfield station, tracing a leak quickly matters when a tenant is living with it.

Different roofs, different checks

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check.

Your questions about roof leak investigations in Nyewood

Do you cover Nyewood?

Yes, Nyewood is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you cover smaller places like Nyewood?

Yes, Nyewood is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Why is not the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a pitched roof it frequently runs down a rafter before it shows. Following that route is what our investigation does.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies.

Checking the roof from the ground

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings or boarding
  • Whether rotten timbers meet design loads
  • Water from pipes, tanks or heating systems

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • Rooflights and dormers
  • Valleys and parapet gutters
  • The roof space
  • Chimney stacks
  • Flat roof details
  • Lead flashings
  • Slate and tile slopes

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.

How it works

Once we’ve finished looking, we write up our findings as a photo-illustrated written report. On timing, most surveys take about one to two hours for a house, and longer for a large or complex roof. Somewhere as small as Nyewood, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Make sure pets are kept safely away
  • Let us know about parking before the day
  • Clear the way to the loft hatch

Leave it or get it looked at?

A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching. Then the source needs tracing. Around Nyewood, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
