Electronic leak detection in Chithurst

Electronic leak detection in Chithurst

Some flat roofs cannot be tested electronically. Some membranes conduct electricity themselves and some roofs don’t have a suitable layer beneath the membrane. We will say if ELD will not work on your roof before any testing. Any details you have about the membrane and build-up help us decide, including drawings, specifications or the roofer’s paperwork. It saves a wasted visit. If you’ve noticed stains far from any visible defect and repairs that haven’t stopped the leak, we can find out what’s behind it, whatever the roof.

In a small place like Chithurst, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

What we do, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take a length of time set by the membrane area and the build-up, which we’ll explain when we quote. Older rural homes like those around Chithurst can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Before the survey

  • For flats, check roof access has been agreed
  • Make sure the loft hatch can be reached
  • Buyers: confirm access with the estate agent or seller

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Flat roofs in Chithurst

About 3.1 miles east lies Cowdray House, a reminder of how long the area around Chithurst has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

If you let a flat or house near Liphook station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Stedham Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For an older house near a landmark like Chithurst Church, the joins between later flat roofs and the old walls are where problems normally start.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Moisture spread under the membrane
  • Leaks from plumbing or windows
  • Parts of the roof covered by fixed equipment

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before booking. What our survey covers.

Roofs we survey in Chithurst

  • Green roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Commercial flat roofs

How the survey changes by roof type

Single-ply membranes

Many offices and units have single-ply roofs. Seams and penetrations are typical breach points.

EPDM rubber roofs

ELD on EPDM depends on the product and the layers. We look at this first.

Leave it or get it looked at?

Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. Older cottages and farmhouses around Chithurst can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Chithurst: your questions answered

Is Chithurst in the area you cover?

Yes. Our area covers London and the South East, and Chithurst is part of that. You can ring 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

How do I find out if my home in Chithurst is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What happens next?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.

Do you use low-voltage or high-voltage testing?

The roof decides the method. We’ll explain why when we quote.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Useful tips for Chithurst property owners

Here are a few things we’d tell any owner:

  • Keep outlets clear of debris
  • Have roof specifications to hand
  • Consider ELD before paving or planting goes on
  • Limit access to the roof

Where the evidence points to walls, copings or rooflights, we will note it, with a suggestion of what to check next.

Make sure contractors protect the waterproofing when fitting equipment. Check the roof after they’ve finished.
