How electronic leak detection works in Shalden Green

Our ELD report shows where each breach was found with photos. Your roofer can then repair those points instead of hunting for the leak. We don’t estimate repair costs, so your roofer prices the work. A retest after repairs can check the work, where the roof still suits the method. Results come in a written report with photos. Common reasons to book are patched roofs that still leak and water coming in under a flat roof, on green roofs, single-ply roofs and liquid-applied waterproofing.

In a small place like Shalden Green, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we look for on each type of roof

Green and ballasted roofs

Parts of the covering may have to come up. We discuss this before quoting.

EPDM rubber roofs

Certain rubber membranes are conductive, which can rule out some methods. We will tell you if yours isn’t suitable.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take more time on a big roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around Shalden Green frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First, you tell us about the roof build-up and where water is showing.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The method depends on the membrane and what sits above and below it.
  4. The roof is tested and any breaches are located.
  5. We send a report with photos of each breach so your roofer can repair it.

Advice

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of the roof covered by fixed equipment
  • Leaks from plumbing or windows
  • How wet the insulation is

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Single-ply roofs
  • Green roofs

Your questions about electronic leak detection in Shalden Green

Do you carry out roof surveys in Shalden Green?

Yes. We work right across London and the South East, and Shalden Green is part of that. You can ring 07833 053749 or use the contact form with the address and some details.

Is my home in Shalden Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

How much does electronic leak detection cost?

Each roof is quoted on its size and build-up. Let us know about the roof and where it leaks. Just phone 07833 053749 or send us an email for a quote.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Can every flat roof be tested?

ELD does not suit every roof. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof will not work, we will say so at the start.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Common roof problems in Shalden Green

Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Many are tiny but water still finds them.

We’re often asked to look at:

  • Holes left by work on the roof
  • Water coming in under a flat roof
  • Failed seams and laps
  • Breaches around outlets and penetrations

If you let a flat or house near Alton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Questions to ask before booking

  • Whether the inside of the roof is included
  • What experience they bring
  • Whether you can ask questions once you have the report
  • How long the report takes to arrive

What a roof survey includes

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Record dates and spots where water appears
  • Clear flat roof outlets regularly
  • Have roof specifications to hand
  • Stay off the flat roof unless needed

If we think the leak isn’t coming through the membrane, the report says so, so other causes can be checked.

ELD before paving, ballast or planting goes on is worth considering. Finding breaches is simpler at that stage.
