About our chimney survey in Puckpool

Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. We record what we find with photographs and recommendations. Common reasons to book are a stack that appears to lean and cracked or missing flaunching, on chimney breasts, lead flashings and flaunching.

Somewhere as small as Puckpool, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Honest limits

A survey is a proper look at the chimney stack, but it cannot do everything. The main limits are:

  • Whether the flue is safe to use
  • Areas we can’t view from safe positions
  • Whether a gas appliance or its flue is safe

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

How the survey changes by roof type

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

Roofs, chimneys and gutters in Puckpool

Puckpool is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Some villages on the Isle of Wight still have thatched roofs, and the whole island is open to sea air and wind. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to Ryde St Johns Road station may find that the gap between tenancies is a good time to have the roof looked at. Take a building like Oakfield Church of England Aided Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Puckpool is about 1 mile east of Ryde, in the Isle of Wight. From houses to flats and shops in Puckpool, we can survey the roof on a weekday or at the weekend. Puckpool is one of the places in the Isle of Wight we cover for chimney surveys. We also survey roofs in Portsmouth.

We survey roofs across PO33 and PO34 for chimney surveys and the streets around it. You will find streets like Appley Road, Appley Lane and Seldon Avenue. Nearby, we also carry out chimney surveys in Appley (1 mile west), Spring Vale (1 mile east), Pondwell (1 mile south-east), Elmfield (1 mile south-west) and Oakfield (1 mile south-west). We also work in nearby towns such as Newport (7 miles west), Cowes (8 miles west), Sandown (5 miles south), Shanklin (7 miles south), Ventnor (10 miles south) and East Cowes (7 miles west). If you’re somewhere remote, a little more planning is needed.

How it works

After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, most surveys take about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. In a small place like Puckpool, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Before the survey

  • Point out any leaks or damp patches
  • For flats, make sure roof access has been agreed
  • Buyers: confirm access with the estate agent or seller

Advice

Common roof problems in Puckpool

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

Most people get in touch when they’ve noticed something like this:

  • Unused flues sealed without airflow
  • Gaps where the stack meets the roof
  • Damaged chimney pots and cowls
  • Bricks with flaking faces

Take an older house close to St John's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • What insurance they carry
  • How soon the report will arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What’s outside the scope of the survey

Puckpool: your questions answered

Does a conservation area affect roof work in Puckpool?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

I let a flat near Ryde St Johns Road station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

How long does the survey take?

Expect it to take an hour or two at a house, as part of a look at the roof around the stack. You will then get the report by email.

Do you work in Puckpool?

Yes, we do. Puckpool is part of the area we cover, and the service is the same as everywhere else we work.

Will you walk on the roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
