Landlord roof survey in Puckpool

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access and we will say what we need when you book. Any part we couldn’t reach is noted in the report. We’re often asked to look into worn ridges, hips and verges and failed flashings at walls and chimneys, across rented houses, converted houses and gutters and downpipes.

Older buildings in small places like Puckpool may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

Why get it checked now?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Older cottages and farmhouses around Puckpool can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What you get with us

What a landlord roof survey looks like in Puckpool

The coast is about 1 mile or less from Puckpool, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. About 3.1 miles south lies Nunwell House, a reminder of how long the area around Puckpool has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

Anyone responsible for a site like Oakfield Church of England Aided Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Ryde St Johns Road station, a dated record of the roof is useful when planning maintenance across a let. If your home is one of the older ones in the streets near St John's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Puckpool is about 1 mile east of Ryde, in the Isle of Wight. We cover Puckpool and the rest of the Isle of Wight. We cover towns and villages across the Isle of Wight. Portsmouth is in our area too.

We survey roofs across PO33 and PO34 for landlord roof surveys and the streets around it. Streets in the area include Appley Road, Appley Lane and Seldon Avenue, and we cover them all. Neighbouring places we cover for landlord roof surveys include Appley (1 mile west), Spring Vale (1 mile east), Pondwell (1 mile south-east), Elmfield (1 mile south-west) and Oakfield (1 mile south-west). We also work in nearby towns like Newport (7 miles west), Cowes (8 miles west), Sandown (5 miles south), Shanklin (7 miles south), Ventnor (10 miles south) and East Cowes (7 miles west). For harder-to-reach addresses, a little more planning is needed.

How the survey changes by roof type

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily leaving water standing. We check them as part of the survey.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

What we do, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In a hamlet or village like Puckpool, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before we arrive

  • Unlock side gates and any roof access doors
  • Dig out any old roof reports or invoices
  • Let us know about parking before the day

Advice

FAQs for Puckpool

Is my home in Puckpool listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Does being near the coast affect roofs in Puckpool?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

What’s the price of a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Blocks are priced on their size and roofs. Just call 07833 053749 or send us an email for a price.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Who do you carry out landlord roof surveys for?

It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.

When you need someone else

It’s a careful look at the let or shared roof, not the whole story. Its limits include:

  • Legal advice on leases or service charges
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • The structure in the way a structural engineer would assess it

If in doubt, call 07833 053749 or email us and we will suggest the right survey before you book. What a survey covers and does not.

What this survey covers

  • Rented houses
  • Converted houses
  • Shared roofs
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats

Checking the roof from the ground

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
