Chimney survey in the Isle of Wight: how it works

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photographs. We survey chimney pots and cowls, chimney breasts and brick chimney stacks, and common reasons people get in touch are loose, cracked or missing pots and unused flues sealed without airflow.

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours on an ordinary house, though large, tall or awkward roofs take more time.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Near you in Newport

We work in homes and buildings around Seaclose Park, Castle Inn and Island Innovation VI Form Campus and the streets around them. Also close by are Christ The King College (0.6 miles south-west) and Nine Acres Primary School (less than half a mile south). A little further out are Carisbrooke Castle (1 mile south-west) and St Mary's Hospital (0.8 miles north). The countryside around Newport includes Briddlesford Nature Reserve and Mill Hill.

Homes and roofs across the Isle of Wight

Across the Isle of Wight, from Newport, Ryde and Cowes outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in the Isle of Wight is checked with its age and materials in mind. In the coastal parts of the Isle of Wight, the seaward side of a roof takes the most weather, so ridges, verges and flashings there often need attention first.

Newport: Carisbrooke Castle lies about 1 mile south-west, so building around Newport goes back a long way. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. For site and facilities teams at buildings such as Nine Acres Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Useful tips for the Isle of Wight property owners

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Leave close inspection to people with safe access
  • Note any damp on chimney breasts and when it appears
  • Make sure unused flues are capped with ventilation

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Get small mortar repairs done while they’re small. It is far simpler than rebuilding a stack later.

Different roofs, different checks

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Poor capping can lead to damp inside the stack.

Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • What’s inside the brickwork or behind render, without opening up
  • Whether a stack needs rebuilding on structural grounds
  • Hidden sides of a shared stack

How we price chimney surveys

A few things affect what a survey costs:

  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • The shape of the roof and its details
  • How big the roof is

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

Here’s what helps us most when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know
  • Photos of the roof, taken safely from ground level or a window
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or email us.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Questions from the Isle of Wight

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Which parts of the chimney do you look at?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

How much is a survey?

Chimney survey starts from £150, including VAT. We confirm the price for the job before booking, based on the roof’s size, access and package. To get a price, call 07833 053749 or drop us an email.

How do you inspect a chimney without scaffolding?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.
