Local roofs in Bouldnor

Bouldnor is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. A number of the island’s villages keep thatched roofs on older buildings, and sea air and wind reach every part of the island. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take a building like Yarmouth Church of England Aided Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Mottistone Manor lies about 4.4 miles south-east, so building around Bouldnor goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs.

Bouldnor is about 5 miles south-east of Lymington, in the Isle of Wight. We cover Bouldnor and the rest of the Isle of Wight. Across the Isle of Wight, we cover Bouldnor. Southampton is in our area too.

All of PO41 is within our area for chimney surveys, from the main roads to the quietest streets. If you need a chimney survey at a property on The Vineyard, Port La Salle and Waters Edge or a nearby road, we can help. If you are just outside Bouldnor, we cover Yarmouth (1 mile west), Cranmore (1 mile east), Hamstead (2 miles north-east), Shalfleet (3 miles east) and Thorns Beach (4 miles north). Larger places within reach include Newport (8 miles east), Ryde (14 miles east), Cowes (8 miles north-east), Sandown (14 miles east), Shanklin (14 miles east) and Ventnor (14 miles south-east). If you’re somewhere remote, the survey takes a little more planning, so mention it as you book.

About our chimney survey in Bouldnor

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. If you’ve noticed staining on walls around the chimney and eroded joints in the brickwork, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Bouldnor are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How the survey changes by roof type

Flaunching

Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

How the survey works

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it typically takes between one and two hours at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Bouldnor frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Do you need a chimney survey in Bouldnor?

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People typically call us when they notice damp or a problem with the stack, or before a purchase.

Typical things we’re asked to look at include:

  • Pots or cowls that look unsafe
  • A chimney out of line
  • Spalled or crumbling bricks

Questions from Bouldnor

Is Bouldnor within the area you cover?

Yes, Bouldnor is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Bouldnor is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Can you find out why my chimney breast is damp?

It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.

What does a chimney survey cover?

The whole stack, as far as it can be seen safely: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

Is a chimney survey the same as a flue inspection?

No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.

Do you need to go on the roof to check the chimney?

We look from the ground, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask about consent before removing a chimney on an older property
  • Use a Gas Safe registered engineer for gas appliances
  • Check unused flues are capped with ventilation
  • Glance at the stacks from the street now and then

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it’s easy to follow.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.

Why act early in Bouldnor

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.
