Yarmouth Chimney Survey
Chimney surveys in Yarmouth from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and South East England.
- Mortar washing out of the joints
- Staining on walls around the chimney
- Cracked or missing flaunching
Can I check my roof myself?
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
About our chimney survey in Yarmouth
We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the roof space where it is safe. A drone inspection is part of our Premium Survey where applicable. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. Typical surveys look at bricks with flaking faces and signs that a stack is leaning, on chimney breasts, lead flashings and chimney pots and cowls.
Older buildings in small places like Yarmouth may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Yarmouth questions
Will you come out to Yarmouth?
Yes, Yarmouth is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Can a landlord with a rental near Lymington Pier station book a roof survey?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details, and we’ll talk through which survey suits.
Do you look in the loft space?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Do you need a chimney survey in Yarmouth?
Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.
It is worth booking a survey if you’ve seen:
- Eroded joints in the brickwork
- Frost-damaged brickwork on the stack
- Unused flues sealed without airflow
- Damaged chimney pots and cowls
For landlords with property near Lymington Pier station, a dated record of the roof is useful when planning maintenance across a let.

- How much experience they have with roofs like yours
- Whether you get a written report with photos
What a survey costs
Prices vary from roof to roof, for these reasons:
- Height and safe access
- Any need for thermal images or a drone flight
- The shape of the roof and its details
- Extra roofs, like extensions, dormers or garages
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
What to tell us when you contact us
There is no need for technical words. It is enough to tell us:
- The reason for the survey, such as buying, a leak or storm damage
- Pictures of the roof from a safe spot, if you have them
- When you need the report by
- How the loft is reached, if there is one
To book a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.
What we do, step by step
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours for most homes, a little longer where there are several stacks. Older rural homes like those around Yarmouth can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- For a flat or shared roof, check access with the building owner or managing agent
- Have any questions written down, so nothing gets missed

Advice
Roofs, chimneys and gutters in Yarmouth
The coast is about 1 mile or less from Yarmouth, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. With Mottistone Manor about 4.8 miles south-east, Yarmouth sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings like Yarmouth Church of England Aided Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark like St. James' Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Yarmouth is about 4 miles south-east of Lymington, in the Isle of Wight. In Yarmouth, as across the Isle of Wight, every roof gets the same careful survey. Across the Isle of Wight, we cover Yarmouth and the places around it. For surveys nearby, see our Southampton page.

Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Don’t use a ladder to reach the stack yourself
- Glance at the stacks from the street now and then
- Photograph damp patches with the date
- Check with the council before altering a stack in a conservation area or on a listed building
Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.
Make sure fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
