Roof Survey in Yarmouth
A roof condition survey for homes and buildings for Yarmouth, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Debris building up in roof valleys
- Worn lead at chimneys and abutments
- Ridge tiles that have lifted or moved
Useful tips for Yarmouth property owners
A survey works best with a little help from you, before and after. Tips:
- Keep a record of damp patches and dates
- Stay off ladders and the roof
- Check the roof from the ground after storms
- Move stored items away from the loft hatch
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.
Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
How a roof survey works in Yarmouth
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. If you’ve noticed slipped, cracked or missing slates and tiles and cracked mortar along the ridge, a survey will tell you what’s going on, on flat roofs, clay and concrete tiles and lead flashings alike.
Some older homes in villages like Yarmouth are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

What we do, step by step
After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, it normally takes an hour or two at most homes, and about three to four hours for a commercial roof. Older rural homes like those around Yarmouth can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.

Yarmouth homes and their roofs
Yarmouth lies within about 1 mile of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Mottistone Manor, about 4.8 miles south-east, is one of the historic houses in the wider area around Yarmouth. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Take a building like Yarmouth Church of England Aided Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like St. James' Church are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Yarmouth is about 4 miles south-east of Lymington, in the Isle of Wight. We carry out roof surveys in Yarmouth for houses, flats, blocks and commercial buildings. Yarmouth is one of the towns and villages in the Isle of Wight where we work. There’s also a page for Southampton.
We survey roofs across the PO41 postcode area for roof surveys. That includes homes and businesses on High Street, Station Road and Alma Place and the roads around them. Yarmouth is on the A3054, so it’s easy for us to get to. We also cover the places around Yarmouth: Bouldnor (1 mile east), Cranmore (2 miles east), Hamstead (3 miles east), Shalfleet (3 miles east) and East End (5 miles north). Larger places within reach include Newport (9 miles east), Ryde (15 miles east), Cowes (9 miles north-east), Sandown (15 miles east), Shanklin (15 miles east) and Ventnor (15 miles south-east). If you are somewhere remote, a little more planning is needed.

DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What affects the price in Yarmouth
To price your survey, we check:
- How complicated the roof is, with its valleys, chimneys and parapets
- Building height and the viewpoints available
- How big the roof is
- The type of building, from a house to a block or an office
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before you book.
Helping us price your survey
There is no need for technical words. It is enough to tell us:
- Pictures of the roof from a safe spot, if you have them
- Any deadline, such as an exchange date
- Whether there is a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or email us.
Questions from Yarmouth
Can a landlord with a rental near Lymington Pier station book a roof survey?
Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and let us know about the building.
Do roofs near the sea, like those around Yarmouth, take more of a battering?
It can do. Yarmouth is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Yes. Yarmouth is part of the area we cover.

Can you survey at the weekend?
We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or drop us an email.
Can you tell me how long my roof will last?
We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.
Do you need a roof survey in Yarmouth?
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.
Here are some of the things we see often:
- Leaking gutter joints and downpipes
- Flashings that have come away from the wall
- Cracked or blistered flat roof coverings
- Water stains on rafters and ceiling joists
For landlords with property near Lymington Pier station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Choosing a roof surveyor
- Whether the loft is part of the inspection
- Whether any drone flown is registered with the CAA
- What they will not be able to tell you
- How much experience they have with roofs like yours
