Roof leak investigation in Yarmouth: what you get

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is checked from wherever it’s safe to see it. If you’ve noticed stains around a skylight and brown rings on upstairs ceilings, we can find out what’s behind it, on slate and tile slopes, valleys and parapet gutters and chimney stacks alike.

In a village or hamlet like Yarmouth, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. We look at whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Questions from Yarmouth

How do I find out if my home in Yarmouth is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to Yarmouth?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you trace a leak in dry weather?

In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

How do you tell a leak from condensation?

It’s a common question. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Leave it or get it looked at?

Patching the spot above the stain often does not work. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work. In a small place like Yarmouth, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Signs you need a roof leak investigation in Yarmouth

When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

We are often asked to look at:

  • Ceiling stains that grow after rain
  • Water through the ceiling under a flat roof
  • Leaks that appear only in driving rain
  • Drips in the loft during heavy rain

Anyone responsible for a site like Yarmouth Church of England Aided Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • Which parts of the roof they’ll actually see
  • What’s outside the scope of the survey
  • Their report turnaround times

What a good roof survey covers

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. You are welcome to ask questions while we are there. Older rural homes like those around Yarmouth can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You let us know where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. We email a report with photos, the likely entry point and recommendations.

Preparing for the visit

  • Check pets are kept safely away
  • Let us know about parking near the property
  • Make a note of anything you’d like us to look at

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Stay off ladders and the roof
  • Mention any plumbing above the damp area
  • Let us know what has already been tried
  • Write down the wind direction and rain when it leaks

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.

Keep the roof space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Keep insulation clear of the eaves.

What a roof leak investigation looks like in Yarmouth

The coast is about 1 mile or less from Yarmouth, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. Mottistone Manor, about 4.8 miles south-east, is one of the historic houses in the wider area around Yarmouth. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Lymington Pier station, tracing a leak quickly matters when a tenant is living with it. If you own one of the older houses in the streets near St. James' Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

When you need someone else

In fairness, a roof survey has limits:

  • Plumbing leaks that look like roof leaks
  • Faults hidden behind ceilings or boarding
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and doesn’t.
