Gutter survey in Yarmouth: what you get
We survey gutters and rainwater systems in Yarmouth and right across London and South East England. On the day, we inspect whatever is safely visible, from the ground, from windows and from the roof space. A visit usually takes an hour or two at most homes, though large, tall or awkward roofs take more time. Afterwards, you get a written report with photos and recommendations. If you’re worried about joints that drip after rain and gutters overflowing in heavy rain, we can find out what’s behind it, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Why get it checked now?
A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, often in the heaviest rain. It’s worth having these gutters looked at before the wetter months. In a place like Yarmouth, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What we look for on each type of roof
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.
Fascias and soffits
Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.
Gutter surveys in Yarmouth: local notes
Yarmouth is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
With Mottistone Manor about 4.8 miles south-east, the area around Yarmouth has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. For landlords with property near Lymington Pier station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Yarmouth Church of England Aided Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Yarmouth is about 4 miles south-east of Lymington, in the Isle of Wight. Yarmouth gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Yarmouth is one of the places in the Isle of Wight where we work for gutter surveys. You can also see our page for Southampton.
We cover every part of PO41 for gutter surveys and the streets around it. You will find streets such as High Street, Station Road and Alma Place, all of which we cover. Harder-to-reach addresses take a little more planning, so please mention your location when you phone 07833 053749 or drop us an email.

What a gutter survey doesn’t cover
To be straight with you, there are limits to any roof survey:
- Gutters out of sight from every safe viewpoint
- Rot or damp concealed behind fascias or inside walls
- Pipes below ground level
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What our survey covers.
What this survey covers
- Valley gutters
- Outlets and hoppers
- Fascias and soffits
- Eaves gutters
- Parapet and box gutters
- Downpipes
What we do, step by step
After the inspection, everything we found is written up as a written report with photographs, emailed to you. On timing, it typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Around Yarmouth, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A report with photos and recommendations follows.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- If you’re buying, check with the agent that we can get in
- Clear the way to the loft hatch

Advice
Surveys for landlords and agents in Yarmouth
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.
What affects the cost of gutter surveys
When we price a survey, we consider:
- The type of building, from a house to a block or an office
- Extensions, dormers and garages with roofs of their own
- Features like valleys, chimneys, dormers and parapets
- The package you choose: Basic, Standard or Premium
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
Helping us price your survey
These details help when you contact us:
- What’s prompted the survey
- Any photos you have, taken from ground level or a window
- Where water is showing inside, if it is
- The style of property, from a terrace to a block
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us.

Your questions about gutter surveys in Yarmouth
Is my home in Yarmouth listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can a landlord with a rental near Lymington Pier station book a roof survey?
Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and tell us about the building, including who will give access on the day.
Do you use drones?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Do you test soffits or gutters for asbestos?
No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
Do you survey at weekends?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or drop us an email to arrange it.
Are you structural engineers?
No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
