Thermal roof surveys for homes and businesses in Yarmouth
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there’s safe access. If you are worried about gaps in loft insulation and wet areas near outlets and upstands, we can find out what’s behind it, whatever the roof.
In a small place like Yarmouth, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens if roof problems are left?
Before replacing a large flat roof, it is useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Prices quoted always include VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

What a survey costs
A few things affect what a survey costs:
- How many separate roofs there are, such as extensions, dormers and garages
- Features like valleys, chimneys, dormers and parapets
- Basic, Standard or Premium
- How big the roof is
To find out what your survey will cost, call 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.
What we need to know
To price your survey accurately, we’ll ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- What’s prompted the survey
- The style of property, from a terrace to a block
- Any photos you have, taken from the ground or a window
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.
Can I check my roof myself?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
How the survey works
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. In a small place like Yarmouth, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- If you are buying, check with the agent that we can get in
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear

Advice
Drones, thermal imaging and Yarmouth roofs
Yarmouth is within about 1 mile of the coast. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Historic houses such as Mottistone Manor, about 4.8 miles south-east, show how far back building in the area around Yarmouth goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings such as Yarmouth Church of England Aided Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.
Yarmouth is about 4 miles south-east of Lymington, in the Isle of Wight. We carry out thermal roof surveys in Yarmouth for houses, flats, blocks and commercial buildings. We cover towns and villages across the Isle of Wight. There is also a page for Southampton.
Every address in PO41 is covered for thermal roof surveys, from the main roads to the quietest streets. You will find streets such as High Street, Station Road and Alma Place, and we cover them all. For harder-to-reach addresses, a little more planning is needed, so mention it as you book.

Common roof problems in Yarmouth
Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.
Look out for signs like these:
- Areas of a flat roof that may hold water
- Gaps in loft insulation
- Water getting in at parapets and stacks
- Water that travels before it shows
The streets around a church such as St. James' Church are often among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
What to check before booking
- Is VAT included in the price?
- Whether you can ask questions once you have the report
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the roof space is looked at, where there is one
FAQs for Yarmouth
Do you carry out roof surveys in Yarmouth?
Yes, Yarmouth is within the area we cover. We survey roofs across London and the South East. You can ring 07833 053749 or send us an email with the address and some details.
Do you cover smaller places like Yarmouth?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is thermal imaging included in your surveys?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How long will you be at the property?
Most surveys take roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. We’ll confirm the timing as you book.
Do you climb onto every roof?
Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.
Can thermal imaging show missing insulation?
Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the images show where improvements may help.
