Thermal roof surveys across the Isle of Wight: what to expect

What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. Common reasons to book are leaks that are hard to trace and damp around roof outlets and upstands, on ceilings below the roof, commercial roofs and pitched roof slopes.

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

What you’ll pay

Thermal roof survey starts from £400, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

How to book

Unsure which package suits your roof? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Around Newport

We work in homes and buildings around Seaclose Park, Castle Inn and Island Innovation VI Form Campus and the streets around them. Nearby too are Christ The King College (0.6 miles south-west) and Nine Acres Primary School (within half a mile south). Nearby you will also find Carisbrooke Castle (1 mile south-west) and St Mary's Hospital (0.8 miles north). The countryside around Newport includes Briddlesford Nature Reserve and Mill Hill.

Drones, thermal imaging and roofs across the Isle of Wight

Across the Isle of Wight, from Newport, Ryde and Cowes outwards, a good many roofs can’t be seen properly from the street. Drone photos and thermal images show what cannot be reached safely.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in the Isle of Wight are where it usually shows. In the coastal parts of the Isle of Wight, the seaward side of a roof takes the most weather, and that is where ridges, verges and flashings usually show it first.

Newport: A roof leak in a hotel or guest house around Newport means lost rooms as well as repairs. Carisbrooke Castle lies about 1 mile south-west, so building around Newport goes back a long way. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Roof by roof

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.

Useful tips for the Isle of Wight property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep dated photos of any marks on ceilings
  • Do not switch the heating off ahead of the visit
  • Do not climb onto the roof to look for leaks yourself
  • Clear a path to the loft hatch before we arrive

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the roof space.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What happens if roof problems are left?

Without thermal imaging, the only way to see how far water has spread is often to open up the roof. It helps when deciding whether to patch an area or replace the roof.

What to check before booking

  • How long they’ve been surveying roofs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether you get a written report with photos
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Prices for thermal roof surveys in the Isle of Wight

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • Whether it’s a home or a commercial building
  • Building height and the viewpoints available

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Booking your survey

A little information up front helps. It helps to include:

  • Your timetable, such as an exchange date
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel
  • Whether there’s a loft hatch, a shared roof or tricky access

A quick phone call is typically the easiest start: ring 07833 053749 or use the contact form. You will have a price before anything is arranged.

Your questions about thermal roof surveys in the Isle of Wight

Will the camera show exactly where the water is?

Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are frequently less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there’s safe access.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.
