Thermal roof survey in Cross Lane

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We do not give energy ratings or heat loss calculations. If you’re worried about moisture around outlets and upstands and damp around chimneys and parapets, a survey will tell you what’s going on, whatever the roof.

Places like Cross Lane can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone cannot fly safely in strong wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Common questions in Cross Lane

Do you carry out roof surveys in Cross Lane?

Yes, Cross Lane is one of the places we work. The survey and report are the same in Cross Lane as anywhere else.

Does a conservation area affect roof work in Cross Lane?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is thermal imaging included in your surveys?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Some parts of a survey depend on the weather, so a visit to Cross Lane is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

What we can’t see

It helps to know what a survey will not do before booking:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Whether the deck or roof structure is strong enough
  • The condition of timbers we can’t see

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before you book. The full list of what we check.

What this survey covers

  • Insulated roof spaces
  • Flat roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Loft conversions
  • Commercial roofs

Signs you need a thermal roof survey in Cross Lane

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.

A survey makes sense if you’ve noticed:

  • Leaks far from where the stain appears
  • Thin or uneven insulation in the roof
  • Damp patches with no obvious cause
  • Areas losing heat at the eaves and junctions

Take a building like Summerfields Primary School: a view from above covers a wide roof far faster than walking it.

What to check before booking

  • How soon the report will arrive
  • Whether the roof space is looked at, where there is one
  • Is VAT included in the price?
  • How long they’ve been surveying roofs

What a roof survey includes

Drones, thermal imaging and Cross Lane roofs

Cross Lane lies within about 5 miles of the sea, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Historic houses such as Carisbrooke Castle, about 1.7 miles south-west, show how far back building in the area around Cross Lane goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like St Paul's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you run a hotel or guest house in or near Cross Lane, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition.

Cross Lane is about 1 mile north-east of Newport, in the Isle of Wight. If you’re in Cross Lane, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Across the Isle of Wight, we cover Cross Lane. There is also a page for Portsmouth.

All of PO30, PO31 and PO41 is within our area for thermal roof surveys. Whether your property is on Ash Road, Chain Lane and Beech Road or anywhere close by, we can help. Other places close to Cross Lane include Barton (1 mile south), Fairlee (1 mile north), Staplers (1 mile south-east), Hillgrove (1 mile north-east) and Whippingham (3 miles north). Further out, we also cover Ryde (5 miles east), Cowes (4 miles north), Sandown (6 miles south-east), Shanklin (7 miles south-east), Ventnor (8 miles south-east) and East Cowes (3 miles north). Remote addresses need a little more planning, so let us know where you are when booking.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

How the survey changes by roof type

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. Thermal imaging can suggest where that may be happening.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, given suitable conditions on the day.

How we price thermal roof surveys

Prices vary from roof to roof, for these reasons:

  • Any need for thermal images or a drone flight
  • How big the roof is
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £400, including VAT.

Booking your survey

If you can, have these to hand when you get in touch:

  • How the loft is reached, if there is one
  • The property’s address and postcode
  • Photos of the roof, taken safely from ground level or a window
  • What made you get in touch

To arrange a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.
