Independent thermal roof surveys in Arreton

About our thermal roof survey in Arreton

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. It is not an energy rating or a heat loss calculation. If you are worried about damp where roofs meet walls and chimneys and damp that repairs haven’t cured, we can find out what’s behind it, whatever the roof.

Somewhere as small as Arreton, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

What this survey cannot tell you

It’s a careful look at the roof, not the whole story. Its limits include:

  • A formal energy assessment
  • The condition of timbers we cannot see
  • Clear results when the conditions on the day are poor

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • Insulated roof spaces
  • Loft conversions
  • Pitched roof slopes
  • Ceilings below the roof
  • Commercial roofs
  • Flat roofs

How it works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It normally takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Arreton can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Leave it or get it looked at?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What you get with us

FAQs for Arreton

Do you cover Arreton?

Yes, Arreton is within the area we cover. Our area covers London and the South East. You can phone 07833 053749 or use the contact form with the address and a few details.

Do you cover smaller places like Arreton?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Can a thermal survey trace a roof leak?

It’s a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source cannot be confirmed, we will say what could help next, such as electronic leak detection.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible.

Practical tips

From years of surveys, a few habits stand out:

  • Photograph damp patches with the date
  • Clear leaves from outlets and gutters each autumn
  • File the images with your roof records
  • Note where damp appears and after what weather

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

Airspace, weather and Arreton roofs

Arreton lies within about 4 miles of the sea, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you live in an older home near St. George's Church, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Historic houses like Arreton Manor, about 0.5 miles north-west, show how far back building around Arreton goes. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.
