Common questions in Gurnard

Do you cover Gurnard?

Yes, Gurnard is one of the places we work. Every survey there gets the same written report with photographs.

Does a conservation area affect roof work in Gurnard?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does thermal imaging detect leaks directly?

The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

How much does a thermal roof survey cost?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

What happens after the survey?

You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Thermal roof survey in Gurnard

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. If you are worried about water getting in at parapets and stacks and gaps in loft insulation, a survey will tell you what’s going on, on loft conversions, insulated roof spaces and flat roofs alike.

Somewhere as small as Gurnard, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at ahead of the visit, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Landlords, agents and block managers in Gurnard

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

What this survey cannot tell you

A survey is a close look at the roof, but it can’t do everything. Its limits include:

  • The condition of timbers we cannot see
  • Clear results when the conditions on the day are poor
  • Proving moisture from the images alone

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What our survey covers.

Prices for thermal roof surveys in Gurnard

Not every roof costs the same to survey, for these reasons:

  • How big the roof is
  • The package you choose: Basic, Standard or Premium

Prices start from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Why it’s worth a survey now in Gurnard

Thermal images can suggest the extent of wet areas without cutting into the roof. That helps you and your roofer decide what really needs replacing. For an older or listed building in a place like Gurnard, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Why us?

Do you need a thermal roof survey in Gurnard?

Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.

A survey can pick up problems like:

  • Wet insulation beneath the membrane
  • Gaps in loft insulation
  • Moisture around outlets and upstands
  • Stains that keep coming back

Hotels and guest houses near Gurnard can’t easily close rooms for a leak, so it’s worth knowing the roof’s condition.

Choosing a roof surveyor

  • What follow-up you get after the report
  • Whether the inside of the roof is included
  • Is VAT included in the price?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a roof survey includes

Thermal roof surveys in Gurnard: local notes

The coast is about 1 mile or less from Gurnard, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Osborne House, about 2.3 miles east, is one of the historic houses in the wider area around Gurnard. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

For an older house near a landmark such as All Saints' Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Anyone responsible for a site like Gurnard Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Older rural homes like those around Gurnard can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.
