Roof surveys across PO39: what to expect
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We survey ridges, hips and valleys, natural slate and clay and concrete tiles, and the problems we are asked to look at most are water stains on rafters and ceiling joists and standing water on a flat roof.
Every roof is different; as a rough guide, the survey takes about one to two hours for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we are there.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- We email a report with photos and recommendations.

What’s near Totland
Around Totland, our work takes us to homes and buildings near Colwell Bay Inn, Christ Church and St Saviour's Catholic Primary School and the streets around them. Well-known places in the area include Yarmouth Castle (2.5 miles north-east) and Dimbola Museum And Galleries (1.2 miles south-east). The countryside around Totland includes Lymington and Keyhaven Marshes Nature Reserve and Tennyson Down.
Roofs, chimneys and gutters across PO39
From Totland and Colwell to its smaller places, buildings across PO39 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in PO39 are where it normally shows. Near the coast in PO39, wind can be strong, and a small drone can’t fly safely in strong wind or heavy rain. Roofs there also face driving rain and salt air.
Totland: If you live in an older home near Christ Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like St Saviour's Catholic Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
Tips that help
There’s plenty you can do without going near the roof. What helps most:
- Watch for slipped slates after bad weather
- Make sure we can open the loft hatch
- Include dormers, porches and garages when you book
- Keep the report with your property records
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Don’t block the vents at the eaves. Condensation builds up when air can’t move, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.
Why act early?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, which makes later changes easy to spot.
What to check before booking
- Their track record with similar roofs
- Whether any drone flown is registered with the CAA
- Is VAT included in the price?
- Whether the loft space is looked at, where there is one
What a survey does not cover
A survey is a close look at the roof, but it cannot do everything. Its limits include:
- Walls, floors and services below the roof
- A promise that the roof will not leak in future
- A structural engineer’s report
Landlords, agents and block managers in PO39
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when you book and we will plan the survey around it.
Different roofs, different checks
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof.
Your questions about roof surveys in PO39
How experienced are you?
Over 20 years and more than 5,000 surveys.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Can you tell me how long my roof will last?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.
Can you survey a roof I share with a neighbour?
Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
Do you need to get into the loft?
Typically, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
