Chimney survey in Totland
A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. If you’ve noticed pots or cowls that look unsafe and damp patches on chimney breasts, we can find out what’s behind it, on shared and party-wall stacks, chimney pots and cowls and brick chimney stacks alike.
Around Totland, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
What you get is a clear record of the chimney stack on the day we saw it. It is useful straight away, and a good reference for later.

When you need someone else
It is a careful look at the chimney stack, not the whole story. Its limits include:
- Hidden damage within the stack
- Gas safety checks, which need a Gas Safe registered engineer
- Areas we cannot view from safe positions

Totland: your questions answered
Does being near the coast affect roofs in Totland?
Often, yes. Within about 1 mile of the sea, as Totland is, metal fixings wear faster and gales find any loose ridge or slate.
Is my home in Totland listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do I need to be at home?
Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Which parts of the chimney do you look at?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.
Is a chimney survey the same as a flue inspection?
No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
How much is a survey?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Why get it checked now?
Most people never get a careful look at their chimney stacks. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. With lower homes, common in places like Totland, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

How the survey works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Homes around Totland frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
How to prepare
- Leave a clear route to the loft
- Dig out any old roof reports or invoices
- Leave side gates unlocked

Advice
Different roofs, different checks
Lead flashings
Mortar fillets are sometimes used where lead would typically be. They tend to crack, so we look at them closely.
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.
Local roofs in Totland
Totland is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
For site and facilities teams at buildings like St Saviour's Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Find out whether changes to a stack need permission
- Leave close inspection to people with safe access
- Check your stacks from ground level after strong winds
- Book a sweep for flues that are in use
The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo, so it is easy to follow.
Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.
What affects the price in Totland
We confirm the price for the job before booking. This is what makes a difference:
- How complicated the roof is, with its valleys, chimneys and parapets
- The size of the roof
- Any need for thermal images or a drone flight
- Building height and the viewpoints available
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
Booking your survey
If you can, have these to hand when you get in touch:
- The address and postcode of the property
- Any stains, drips or damp patches you’ve seen indoors
- Pictures from the garden or a window, if you have them
- Whether there’s a loft hatch, a shared roof or tricky access
Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.
