Chimney survey in Norton Green: what you get

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. If you’ve noticed cracked or missing flaunching and disused chimneys trapping moisture, we can find out what’s behind it, on shared and party-wall stacks, chimney pots and cowls and lead flashings alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

Your questions about chimney surveys in Norton Green

Is Norton Green within the area you cover?

Yes, Norton Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can a landlord with a rental near Lymington Pier station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or email us with the address and what you need.

Will you check the loft?

Usually, if there’s one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Do you climb onto every roof?

Only if it is safe. We inspect what can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Does the report include photographs?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where applicable. If part of a stack cannot be seen, the report says so.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Have the flue swept and checked if you use the fire
  • Check your stacks from ground level after strong winds
  • Make sure unused flues are capped with ventilation
  • Use the report as a baseline for future checks

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Whether a gas appliance or its flue is safe
  • A structural engineer’s assessment

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and doesn’t.

What this survey covers

  • Chimney pots and cowls
  • Flaunching
  • Shared and party-wall stacks
  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings

What happens on the day

After the inspection, everything we found is written up in a report with photographs. As for time on site, most surveys take roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a small place like Norton Green, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Let us know where we can park nearby
  • Clear the way to the loft hatch

How to book

Once you know what you need, phone 07833 053749 or email us. We will suggest a package, agree the price and find a date, weekday or weekend.

Advice

What a survey costs

When we price a survey, we consider:

  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it’s a home or a commercial building

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block
  • Anything about access we should know
  • The property’s address and postcode

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

Roof by roof

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Chimney surveys in Norton Green: local notes

Norton Green lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. A number of the island’s villages keep thatched roofs on older buildings, and nowhere on the island is far from the sea. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Lymington Pier station may find that a dated record of the roof is useful when planning maintenance across a let. Historic houses like Mottistone Manor, about 4.9 miles south-east, show how far back building around Norton Green goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Take an older house close to All Saints' Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
