Chimney Survey in Freshwater
A survey of chimney stacks, pots, flashings and flaunching in Freshwater, using drones and thermal imaging where applicable. Get in touch for a price.
- Gaps where the stack meets the roof
- Spalled or crumbling bricks
- Flaunching that has broken away
Why it’s worth a survey now in Freshwater
A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. In an older home around Freshwater, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
Why choose Independent Roof Survey in Freshwater

Chimney survey in Freshwater: what you get
For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey chimney breasts, shared and party-wall stacks and brick chimney stacks, and the problems we are asked to look at most are eroded joints in the brickwork and redundant stacks capped without ventilation.
In a smaller place like Freshwater, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

What we’re asked to look at in Freshwater
The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.
A survey can pick up problems like:
- Signs that a stack is leaning
- Flaunching that has broken away
- Unused flues sealed without airflow
- Worn or missing pointing
With Mottistone Manor about 4.6 miles south-east, the area around Freshwater has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Prices for chimney surveys in Freshwater
The price reflects the time and kit the roof needs. That comes down to:
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- Whether you choose the Basic, Standard or Premium Survey
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Roofs, chimneys and gutters in Freshwater
Freshwater is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. Knowing the covering helps explain which parts of a roof are likely to need work first.
For an older house near a landmark such as All Saints' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings like All Saints Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Freshwater: your questions answered
Do roofs near the sea, like those around Freshwater, take more of a battering?
Often, yes. Freshwater is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is my home in Freshwater listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Will you photograph what you find?
Yes, plenty. Pictures sit next to the findings they show.
Will you check the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Which parts of the chimney do you look at?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
Will you go up on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
Honest limits
It’s a careful look at the chimney stack, not the whole story. The main limits are:
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden sides of a shared stack
- Whether the flue is safe to use

How the survey works
Once we’ve finished looking, we write up our findings in a report with photos. On timing, most surveys take between one and two hours for most homes, a little longer where there are several stacks. Some parts of a survey depend on the weather, so a visit to Freshwater is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
