Roof leak investigation in Freshwater: what you get

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from every safe viewpoint. Common reasons to book are damp patches next to the stack and wet patches on loft insulation, across valleys and parapet gutters, rooflights and dormers and flat roof details.

In older homes around places like Freshwater, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are often the first clues.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for most homes, though a hard-to-trace leak can take longer. Some parts of a survey depend on the weather, so a visit to Freshwater is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Advice

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Landlord and commercial surveys in Freshwater

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Landlords and letting agents in Freshwater book surveys as well as homeowners. The report gives you a dated record of the leaking roof, with photographs.

Why get it checked now?

Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it is harder to deal with once established. Finding the leak comes first. Around Freshwater, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Leaks and storm damage in Freshwater

Freshwater lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Note the weather when the leak shows
  • Let us know if there are tanks or pipes in the loft
  • Keep a photo record of the damp patch
  • Keep water away from lights and sockets

Keep the report after the work is done. If the leak returns, it’s a useful record of what was found.

Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

Your questions about roof leak investigations in Freshwater

Does a conservation area affect roof work in Freshwater?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is the coastal weather around Freshwater hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or email us.

Will you definitely find the leak?

Not always, and we will be honest about that. Some leaks hide well, especially those that need wind-driven rain. If we can’t be sure, the report ranks the possible sources.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How experienced are you?

More than 5,000 surveys over 20+ years.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we will explain what’s needed.

How the survey changes by roof type

Valleys

Stains from a valley leak often show some distance off. From inside the roof space, we follow the water’s route back.

Chimney stacks

Damp on a chimney breast inside often starts at the top of the stack. Open, unused pots let rain fall down the flue.
