Roof leak investigations across the Isle of Wight: what to expect

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe vantage point. The findings are recorded with photos. Typical surveys look at water that shows only in certain storms and staining around the chimney inside, across rooflights and dormers, lead flashings and valleys and parapet gutters.

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, most surveys take an hour or two at most homes, and about three to four hours for a commercial roof.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Near you in Newport

Typical jobs here are in homes near Seaclose Park, Castle Inn and Island Innovation VI Form Campus and the streets around them. You will also find Christ The King College (0.6 miles south-west) and Nine Acres Primary School (under half a mile south). Other landmarks nearby include Carisbrooke Castle (1 mile south-west) and St Mary's Hospital (0.8 miles north). Open spaces near Newport include Briddlesford Nature Reserve and Mill Hill.

Leaks and storm damage across the Isle of Wight

Across the Isle of Wight, from Newport, Ryde and Cowes outwards, leaks come from slipped slates, failed flashings, blocked gutters and split flat roofs. The stain inside is rarely right under the cause.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In the Isle of Wight, as elsewhere, exposed details are where damage shows first. Along the coast in the Isle of Wight, roofs facing the sea take the brunt of the weather, so ridges, verges and flashings there often need attention first.

Newport: Historic houses like Carisbrooke Castle, about 1 mile south-west, show how far back building around Newport goes. Older roofs around here can leak at old repairs as readily as at original details. A roof leak in a hotel or guest house around Newport means lost rooms as well as repairs, so it is worth knowing the roof’s condition.

What affects the price in the Isle of Wight

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Any deadline, such as an exchange date
  • What’s prompted the survey
  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors

When you’re ready to go ahead, phone 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

What happens if roof problems are left?

A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later.

Questions to ask before you book

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is added on top
  • Whether the loft space is looked at, where there is one
  • Their insurance cover

Landlord and commercial surveys in the Isle of Wight

We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the leaking roof.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Let us know if there are tanks or pipes in the loft
  • Let us know what has already been tried
  • Check the loft is accessible
  • Catch drips in a bucket and protect the floor

If condensation is the cause, we explain it, and suggest how the roof space could be better ventilated. It saves chasing a leak that isn’t there.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Photograph anything new.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The Isle of Wight questions

How long does a roof leak investigation take?

It normally takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.

How do I book a survey in the Isle of Wight?

Simply call 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Why is the stain in a different place from the leak?

Because water travels. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. That’s why we trace the route rather than patching above the stain.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

Can you always find the source?

We cannot promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.
