How a roof leak investigation works in Wellow
Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it’s safe to see it. Typical surveys look at water dripping from rafters or underlay and water through the ceiling under a flat roof, across valleys and parapet gutters, rooflights and dormers and flat roof details.
Somewhere as small as Wellow, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

What we cannot see
Some things can’t be seen without opening up the roof, and that sets some limits:
- Plumbing leaks that look like roof leaks
- An intermittent leak that shows no trace on the day
- Carrying out the fix
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.
What this survey covers
- The roof space
- Lead flashings
- Chimney stacks
- Slate and tile slopes
- Rooflights and dormers
- Valleys and parapet gutters
- Flat roof details
How the survey works
We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Wellow, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before the survey
- Agree roof access with the managing agent if it is shared
- Dig out any old roof reports or invoices
- Clear the way to the loft hatch

Wellow questions
Do roofs near the sea, like those around Wellow, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do you cover smaller places like Wellow?
We do. Villages and rural addresses get the same survey as a town house.
Could my leak actually be condensation?
The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.
What does a roof survey cost?
Roof leak investigation starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Can you always find the source?
We can’t promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.
How long does a roof leak investigation take?
The visit normally takes between one and two hours for most homes, though a hard-to-trace leak can take longer. We will confirm what to expect when we arrange the visit.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.
Can I check my roof myself?
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
Before and after the survey
You don’t need to be a roofer to help. Here’s what helps most:
- Have an electrician check any wet fittings
- Put a bucket under the drip and move valuables
- Take dated photos of the leak
- Move stored items away from the hatch
With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It’s a chance to ask about anything in the report.
Keep the roof space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Make sure insulation doesn’t block airflow at the eaves.
Leaks and storm damage in Wellow
The coast is about 3 miles or less from Wellow, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Different coverings let water in at different points, which shapes where the search starts.
With Mottistone Manor about 2.8 miles south, the area around Wellow has a long history. Leaks in period homes nearby often come from lead work and valleys that have been patched before. If your house is among the older ones in the streets near Wellow Baptist Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you look after a building such as Shalfleet Church of England Primary School, a leak through a large roof is often found some distance from where the water shows inside.

How the survey changes by roof type
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.
Chimney stacks
Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see.
