New roof snagging for Wellow homes and businesses

How new roof snagging works in Wellow

The best time for snagging is before the final payment, while the roofer is still on hand. If that’s passed, it’s worth checking before a defects or warranty period ends. That leaves time to raise what we find. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. We are frequently asked to look into broken coverings left on a new roof and missing or blocked roof ventilation, across new flat roofs, ridges and verges and new-build homes.

Older buildings in small places like Wellow may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

What you get is a clear record of the new roof on the day we saw it. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

What new roof snagging doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Details hidden from sight
  • Nails and clips under the slates or tiles
  • A promise that the roof will not leak

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

What we check

  • Ridges and verges
  • Loft conversions and dormers
  • Flashings and valleys
  • New flat roofs
  • New-build homes
  • Replacement roofs

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

FAQs for Wellow

How do I find out if my home in Wellow is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do roofs near the sea, like those around Wellow, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Tell us about it as you book and we’ll plan the survey around it.

What’s the best way to book?

It’s easiest to call 07833 053749 or drop us an email. Tell us the address and a little about the roof. We survey seven days a week.

What happens if roof problems are left?

Phone photos from the garden can’t show much. We get as close a view as safe access allows using a drone where it applies. Older cottages and farmhouses around Wellow can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Different roofs, different checks

Underlay and ventilation

Vents at the ridge, eaves or in the tiles help keep the loft space dry. We check for vents where they’ve been fitted.

Slate roofs

Ridges, verges and valleys are checked closely on new slate roofs from safe vantage points.

Local roofs and buyers in Wellow

The coast is about 3 miles or less from Wellow, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Some villages on the Isle of Wight still have thatched roofs, and the whole island is open to sea air and wind. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Mottistone Manor, about 2.8 miles south, is one of the historic houses in the wider area around Wellow. If you are buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. For an older house near a landmark such as Wellow Baptist Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Tell your roofer the work will be inspected
  • Look for marks or cracks left by the work
  • Look for new stains after a downpour
  • Keep warranty papers safe

The report lists each snag with photos and written recommendations. You can send it straight to your roofer.

Keep the final payment until the roof has been checked, where your contract allows. It gives the roofer a reason to finish everything.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. The survey normally takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Wellow can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a report with photos.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Tell us where we can park nearby
  • Agree roof access with the managing agent if it’s shared
