Chimney survey in Wellow
If you are buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. We survey shared and party-wall stacks, lead flashings and flaunching, and people most often book us about spalled or crumbling bricks and signs that a stack is leaning.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we look for on each type of roof
Flaunching
We often find flaunching that has cracked or broken away. Caught early, it is often a small job.
Rendered stacks
A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.

What we do, step by step
The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours for most homes, a little longer where there are several stacks. In a hamlet or village like Wellow, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- Each chimney is viewed from wherever it can safely be seen.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- We send a written report with photos, the defects found and what we recommend.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Note where any stains or damp appear
- Agree roof access with the managing agent if it’s shared
Arrange a survey
Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or send us an email.

What we’re asked to look at in Wellow
Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.
It is worth booking a survey if you’ve seen:
- Unused flues sealed without airflow
- Mortar washing out of the joints
- Gaps where the stack meets the roof
- Flaunching that has broken away
If you live in an older home near Wellow Baptist Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
What to check before booking
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What happens after the report arrives
- Whether the inside of the roof is included
- What experience they bring
Questions from Wellow
Do roofs near the sea, like those around Wellow, take more of a battering?
It can do. Within about 3 miles of the sea, as Wellow is, metal fixings wear faster and gales find any loose ridge or slate.
How do I find out if my home in Wellow is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
What’s in the survey report?
You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.
What does a chimney survey cover?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take between one and two hours on an ordinary house, or half a day or so for a commercial building. The report is sent afterwards by email.
How much is a survey?
Chimney survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Chimney surveys in Wellow: local notes
Wellow is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Mottistone Manor, about 2.8 miles south, is one of the historic houses in the wider area around Wellow. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Take a building like Shalfleet Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How we price chimney surveys
All our prices include VAT. What changes the price is:
- Any need for thermal images or a drone flight
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, like extensions, dormers and garages
- How big the roof is
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.
What we need to know
A little information up front helps. Please include:
- Your postcode, so we can check access and travel
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
- The type of building and roof, such as pitched or flat
Unsure which package suits your roof? It’s easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.
Leave it or get it looked at?
If you are thinking of removing or reducing a stack, it helps to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. For an older or listed building in a place like Wellow, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
