What a chimney survey looks like in Ningwood

The coast is about 2 miles or less from Ningwood, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Shalfleet Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as Church of St. Michael the Archangel are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Ningwood is about 6 miles west of Newport, in the Isle of Wight. Ningwood gets the same service as everywhere else we work: a proper look at what can safely be seen, photographs and a clear written report. Our the Isle of Wight coverage includes Ningwood. We also survey roofs in Southampton.

Chimney surveys for homes and businesses in Ningwood

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. We survey chimney breasts, flaunching and chimney pots and cowls, and people most often book us about mortar washing out of the joints and damp patches on chimney breasts.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: where something needs attention, it says so plainly.

What affects the cost of chimney surveys

Prices vary from roof to roof, and it comes down to:

  • The height of the building and how the roof can be seen safely
  • The number of roofs, including extensions and garages
  • The roof’s overall size
  • Commercial roofs and larger buildings

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

What we need to know

When you call or email, these details help:

  • The address and postcode of the property
  • Dates you’re working to, like exchange
  • Any photos you have, taken from ground level or a window
  • Anything about access we should know

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or use the contact form.

How the survey works

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere as small as Ningwood, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Let us know about parking near the property
  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Any of our surveys can be booked by landlords, agents and building managers in Ningwood. To discuss a property or a block, ring 07833 053749 or email us.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Ningwood: your questions answered

Does being near the coast affect roofs in Ningwood?

Frequently, yes. Within about 2 miles of the sea, as Ningwood is, metal fixings wear faster and gales find any loose ridge or slate.

Is my home in Ningwood listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How do you inspect a chimney without scaffolding?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where applicable. If part of a stack cannot be seen, the report says so.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What should I do with a chimney I do not use?

There is no single answer. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Do you need a chimney survey in Ningwood?

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

Most people get in touch after spotting one of these:

  • Damp patches on chimney breasts
  • Damaged chimney pots and cowls
  • Gaps where the stack meets the roof
  • Eroded joints in the brickwork

Historic houses such as Swainston Manor, about 2.5 miles east, show how far back building around Ningwood goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs
  • Will the report include photos?
  • Whether you can ask questions once you have the report

What’s in a roof survey

What happens if roof problems are left?

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. For an older or listed building in a place like Ningwood, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
