What we are asked to look at in Ningwood

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.

It is worth booking a survey if you’ve seen:

  • Cracked flaunching or crumbling chimney pointing
  • Quick fixes on flashings and valleys
  • Slipped or missing slates and tiles
  • Worn or lifted lead flashings

Take an older house close to Church of St. Michael the Archangel: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • What happens after the report arrives
  • How much experience they have with roofs like yours
  • Which parts of the roof they’ll actually see
  • Their insurance cover

What to expect from a roof survey

How a pre-purchase roof survey works in Ningwood

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you are not yet committed. We survey on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Common reasons to book are flashings that have lifted or split and chimney mortar that has eroded, across natural slate, gutters and downpipes and lead flashings and valleys.

In a village or hamlet like Ningwood, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Ningwood: your questions answered

Is Ningwood within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do roofs near the sea, like those around Ningwood, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.

Should I get a roof survey as well as a RICS home survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or send us an email.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

What we look for on each type of roof

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Why act early in Ningwood

A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today. Older and listed buildings around Ningwood may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Why us?

  • More than 5,000 surveys completed
  • 98% of clients satisfied
  • Plain-English reports with photos
  • We hold a CAA Flyer ID and Operator ID

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Faults hidden behind ceilings, boards or coverings
  • How a seller will respond, or what the house is worth
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

What happens on the day

Every roof is different; as a rough guide, the survey takes between one and two hours at a typical house, with time for the loft where it can be reached. You’re welcome to ask questions while we’re there. Older rural homes like those around Ningwood can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
