Pre-purchase roof surveys in Calbourne

Pre-purchase roof survey in Calbourne: what you get

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. If you’ve noticed sagging ridge lines or uneven roof slopes and signs of past leaks inside the loft, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Calbourne, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

When to book a survey in Calbourne

A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which matters if work is needed.

A survey can pick up problems such as:

  • Quick fixes on flashings and valleys
  • Standing water on a flat extension roof
  • Flashings that have lifted or split
  • Slipped or missing slates and tiles

For an older house near a landmark such as All Saints' Church, the roof may have had decades of patch repairs, and the survey shows where they are.

Choosing a roof surveyor

  • What follow-up you get after the report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What the survey won’t cover

What a roof survey includes

Why get it checked now?

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in. Outbuildings and barns around Calbourne are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Tips from our surveys

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Ask the seller about past roof repairs
  • Let us know your timetable
  • Ask the agent to make sure the loft hatch can be opened
  • Book once your offer is accepted

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

Different roofs, different checks

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We look at outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.

Buying a home or a new roof in Calbourne

Calbourne lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

Swainston Manor, about 1.2 miles north-east, is one of the historic houses in the wider area around Calbourne. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

How the survey works

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, most surveys take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Calbourne can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand

Advice

Calbourne questions

Is the coastal weather around Calbourne hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is my home in Calbourne listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.
