How a pre-purchase roof survey works in Shanklin
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. We survey gutters and downpipes, lead flashings and valleys and the roof space, and people most often book us about gutters that overflow or drip at the joints and sagging ridge lines or uneven roof slopes.
In a smaller place like Shanklin, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
For landlords and managing agents
Landlords, agents and building managers in Shanklin and across the Isle of Wight can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.
Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
What we can’t see
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- What’s under the slates, tiles or felt
- The condition of the rest of the house (that’s a RICS home survey)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

How we price pre-purchase roof surveys
Not every roof costs the same to survey, and it comes down to:
- How tall the building is and how easy the roof is to see
- House, block, shop or office
- Which survey package you book
- The use of thermal imaging or a drone
Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
Helping us price your survey
A little information up front helps. Please include:
- Access details, such as a loft hatch or a shared roof
- The address and postcode of the property
- The kind of building and roof involved
- Why you want a survey: buying, a leak, a storm or new work
Once you know what you need, phone 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.
Pre-purchase roof surveys around Shanklin
Shanklin is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Some villages on the Isle of Wight still have thatched roofs, and the whole island is open to sea air and wind. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you own a rental within reach of Shanklin station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Rylstone Manor, about 0.4 miles south, is one of the historic houses in the wider area around Shanklin. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing. The streets around a church like St. Paul's Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Leave it or get it looked at?
After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. On a bungalow or cottage around Shanklin, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How it works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Homes around Shanklin often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
How to prepare
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building
- Dig out any old roof reports or invoices
How to book

Shanklin: your questions answered
Is the coastal weather around Shanklin hard on roofs?
It can do. Shanklin is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Will you come out to Shanklin?
Yes. Shanklin is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Will you need to get into the loft?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
How long does a pre-purchase roof survey take?
Allow roughly 1–2 hours at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.
