Thermal roof surveys near Calbourne

How a thermal roof survey works in Calbourne

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. If you are worried about possible trapped moisture under a flat roof covering and thin or uneven insulation in the roof, a survey will tell you what’s going on, on commercial roofs, pitched roof slopes and loft conversions alike.

Villages like Calbourne often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Ask us about the forecast if rain is expected
  • Keep the heating on as usual before a heat loss survey
  • Keep a record of when stains appear
  • Move stored items away from the loft hatch

Where a pattern can’t be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.

Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.

Questions from Calbourne

Do you cover Calbourne?

We do. Every survey there gets the same written report with photographs.

Will you come out to Calbourne?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What will the report tell me?

A written report with photos, covering the condition of the roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.

Does the weather affect a thermal survey?

The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when booking.

Leave it or get it looked at?

A damp patch that keeps coming back typically has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. In a small place like Calbourne, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What affects the cost of thermal roof surveys

Prices vary from roof to roof, and it comes down to:

  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details

Our price is from £400, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Airspace, weather and Calbourne roofs

Calbourne is within about 3 miles of the coast, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Swainston Manor, about 1.2 miles north-east, is one of the historic houses in the wider area around Calbourne. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as All Saints' Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Calbourne is about 5 miles west of Newport, in the Isle of Wight. If you’re in Calbourne, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Calbourne is one of the places in the Isle of Wight we cover for thermal roof surveys. You can also see our page for Southampton.

All of PO30 is covered for thermal roof surveys. We cover properties on Sun Hill, Elm Lane and Lynch Lane. Nearby, we also carry out thermal roof surveys in Newbridge (1 mile north-west), Ningwood (2 miles north-west), Shalcombe (2 miles west), Wellow (2 miles west) and Hulverstone (3 miles south-west). Further out, we also cover Newport (5 miles east), Ryde (11 miles east), Cowes (7 miles north-east), Sandown (11 miles east), Shanklin (10 miles east) and Ventnor (10 miles south-east). Harder-to-reach addresses take a little more planning, so let us know where you are as you book.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • An energy rating for the building
  • The condition of timbers we cannot see
  • Whether the deck or roof structure is strong enough

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Insulated roof spaces
  • Flat roofs
  • Pitched roof slopes
  • Loft conversions
  • Ceilings below the roof
  • Commercial roofs

How it works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. In a small place like Calbourne, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.
