Gutter surveys for homes and businesses in Ningwood

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you are worried about gutters packed with leaves or moss and brackets that have dropped or snapped, a survey will tell you what’s going on.

In a village or hamlet like Ningwood, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Gutter surveys in Ningwood: local notes

Ningwood is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. About 2.5 miles east lies Swainston Manor, a reminder of how long the area around Ningwood has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a building such as Shalfleet Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Church of St. Michael the Archangel, old fixings, lead flashings and tall chimneys are typical of older roofs.

Ningwood is about 6 miles west of Newport, in the Isle of Wight. From houses to flats and shops in Ningwood, the roof can be surveyed on a weekday or at the weekend. Ningwood is one of the places in the Isle of Wight where we work. We also survey roofs in Southampton.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Have overhanging branches cut back
  • Make sure downpipe clips are holding
  • Ask for valleys and parapet gutters to be cleared too
  • Look for green streaks or damp patches on walls

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it’s ready.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

Common questions in Ningwood

Do you cover smaller places like Ningwood?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Ningwood is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

How much time does the visit need?

A visit typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, ring 07833 053749 or send us an email.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Pipes below ground level
  • Rot or damp concealed behind fascias or inside walls
  • Asbestos testing of old gutters, downpipes or soffits

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

Roof types and parts we check

  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters
  • Valley gutters

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we look for on each type of roof

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Prices for gutter surveys in Ningwood

Not every roof costs the same to survey, for these reasons:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Helping us price your survey

We’ll typically ask about:

  • What kind of property and roof it is
  • Where the property is, with the postcode
  • Anything about access we should know
  • Pictures from the garden or a window, if you have them

Booking is simple: just phone 07833 053749 or email us and give us some details about the property and we will explain which survey suits. The price is agreed up front.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Ningwood, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Leave side gates unlocked
  • If it isn’t your property yet, arrange access through the agent
  • Move anything stored under the loft hatch
