Gutter surveys in Newbridge

Gutter survey in Newbridge: what you get

We survey gutters and rainwater systems in Newbridge and right across London and South East England. We inspect everything we can see safely, from the ground, from windows and from the roof space. A visit normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photographs and recommendations. If you’ve noticed sagging gutters and loose brackets and water backing up from a hidden gutter, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Newbridge may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It typically takes about one to two hours for a house, with bigger or more complicated roofs taking longer. Somewhere as small as Newbridge, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • Make a note of anything you’d like us to look at
  • Leave side gates unlocked

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Advice

Checking the roof from ground level

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What affects the price in Newbridge

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available
  • Whether it’s a home or a commercial building

Gutter survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • The style of property, from a terrace to a block
  • Your timetable, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • Any marks or damp showing indoors

Getting a price is simple: just call 07833 053749 or drop us an email and give us a few details about the property and we will point you to the right survey. The price is agreed up front.

Useful tips for Newbridge property owners

Over many surveys, some simple habits stand out:

  • Book gutter clearing once a year, more often near trees
  • Make sure downpipe clips are holding
  • Watch for green marks down the brickwork
  • Look out for overflows when it pours

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow, and the water they spill can damage walls and timber.

Different roofs, different checks

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Missing lead is something we check for too.

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Local roofs in Newbridge

The coast is about 3 miles or less from Newbridge, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. The wider area around Newbridge has a long history of building, with Swainston Manor about 1.8 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St. Michael the Archangel, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building like Shalfleet Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What we can’t see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Parts of gutters that cannot be seen safely
  • The inside of buried drains
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Questions from Newbridge

Does being near the coast affect roofs in Newbridge?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Newbridge is within about 3 miles of the coast.

Will you come out to Newbridge?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. Just call 07833 053749 or email us to arrange it.

What’s in the survey report?

A written report with photos, covering the condition of the gutter, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and they go into the written report.
